A mansion formerly belonging to the founder of Poundland has seen 250,000 knocked off its asking price following a shortage of buyer interest. This marks the fourth occasion the value of Hammer Hill House in Romsley, Worcs, has been altered since hitting the market in 2014.
Poundland founder Steve Smith initially purchased the expansive seven-bedroom country residence in 2004 for 2.2million. The father-of-three and his wife Tracey, 54, invested roughly 4million renovating it before choosing to downsize once their children moved out.
Steve, 51, listed the property in 2014 for 6.5million via his own online estate agency. He anticipated the strategy would save him approximately 117,000 in legal costs.
However, limited interest forced him to reduce the price to 5.75million. In 2018 he cut the asking price once more this time advertising the house for a reduced 3.95million.
A businessman and his family ultimately purchased the 103-year-old property spanning 14,690 sq ft with sweeping countryside vistas throughout. Yet the For Sale boards appeared outside Hammer Hill House again last year with the fresh owners seeking offers around 5million.
Nevertheless, they have now reduced the asking price by 250,000 in an attempt to shift the period property. Estate agents Charwell Noble have branded it an "iconic country residence" featuring "breathtaking" panoramic views.
The property was crafted by architect Sir Bertram Clough Williams-Ellis, the creative mind behind the Welsh holiday village Portmeirion - famously used as the setting for the 60s telly series The Prisoner.
It features seven bathrooms, an indoor heated swimming pool, a games room, a private bar, and a drawing room complete with a dance floor.
Included in the sale are two matching three-bedroom gate lodges, which the estate agents suggest could serve as staff quarters, guest houses, or even generate rental income.
The custom kitchen, hand-painted by Christians of Nantwich, comes equipped with a classic AGA cooker. The estate is also perfect for horse enthusiasts, offering woodland walks and four paddocks spread across the 28.2 acres of land.
The listing also states: "Regional and national connectivity is excellent. The M5 motorway places the wider Midlands within easy reach, while train services from Kidderminster and Birmingham International offer fast links to London and major UK cities.
"For international travel, Birmingham International Airport is approximately 40 minutes away, providing regular flights across Europe and beyond. The property itself benefits from its own Heli-Pad.
"Hammer Hill House offers an exceptionally rare combination: a home of architectural importance, set within acres of rolling countryside, with all the luxuries required for modern family living. It is a house that inspires at first sight, but also one that functions beautifully as a home a place to retreat, to entertain, and to create lasting memories.
"For equestrian buyers, the paddocks and grounds present excellent opportunities, while families will be drawn to the lifestyle offered by the gardens, pool, and expansive reception spaces. For those seeking a private retreat within striking distance of the Midlands key commercial centres, Hammer Hill House delivers a perfect balance of seclusion and accessibility."
