The house was clean and comfortable and we were able to eat out on the balcony with stunning views over estuary. We were informed of the building works and scaffolding next door which meant the view was partially obstructed but it was still lovely to have this area to dine al fresco. The hill is very steep, which we knew about already, but walking slowly, even in the hot weather we have just had, it wasn't too bad and I am 67 and not very fit! I would recommend Topsail as a good place to stay in Dartmouth.
The cottage was welcoming and had a lovely peaceful feel to it. It felt as though people had been happy there. The hill was steep, as warned, but quite exhausting to walk up. There were times when we took a taxi to get us up to the cottage! There was only one downside and that was the fact that there was scaffolding covering the front and rear of the building. The people next door were clearly having work done and their scaffolding intruded on the front of Topsail. We didn't expect the scaffolders to arrive on our first morning and start adding to the construction! When they left they had obscured the front window with a pile of planks leaning against a ladder. (Photo available) Also the scaffolding partly obscured the stunning views from the rear of the property! Not ideal and we feel we should have been warned. On the plus side, Dartmouth is a lovely place to stay and Topsail gave us a good base to explore the area.
The scaffolding and works was being carried out at the neighbouring, attached property. The photos of the property were nothing like the reality looking at scaffolding and a builder perched right outside the bedroom window. We went home as it was not as advertised. Clear misrepresentation.
Thank you for your feedback, and we're very sorry to hear about your experience. The building work you encountered was taking place at a neighboring property rather than Topsail itself. Unfortunately, the scale and impact of these works were not known to the owners of Topsail in advance, and therefore we were not aware of the extent to which they would affect the property during your stay. We completely understand how disappointing this must have been, particularly with regard to the noise, scaffolding, and the impact on the outside space and views. This is certainly not the experience we aim to provide, and we appreciate you bringing this to our attention. Property Owner
But to sit outside to enjoy the views I has to scrub the outdoor furniture. It looked as though the balcony had not been cleaned all winter, and we were now in spring. There was also a potentially disastrous situation where the bedroom door knob when turned would not open the door latch during the night, and I had no phone available to call anyone. 10 minutes later it eventually it did open!
Following instructions to the letter the log burner would not maintain a burn or generate much heat, the front was very dirty with tar build up so wonder if there is a problem with damp in the flue other issue stopping a decent burn.
The bed was so comfortable and the views from the property were lovely to wake up to.
They do not resemble the photos online. The view is beautiful though and well worth the trek up the hill.
This property definitely needs some TLC. The view is amazing & certainly sells the property. The garden & decking need tidying up. Bulbs missing in lights, bathroom light hanging off ceiling. Mould in the bathroom & paint peeling off in the kitchen. If you are going to rent out your holiday home for money make sure its up to standard. Many thanks.
Easy walk into the centre of Dartmouth down a steep hill. Would recommend
Good position for views., however, not suitable for people with difficulties hill climbing. All facilities were in operation.
Three different ways to make coffee we were excited to play with a Moka pot!! The views are fabulous. The top bedroom gets warm maybe a lighter weight duvet in summer or keep the windows open before bed.
The terrace and views make the hill worth the effort - you can't get such a wonderful panorama without a little effort! Recommended

Topsail is a fabulous character cottage set in an elevated position, a short walk from the town of Dartmouth, with far-reaching views across the stunning River Dart.
Furnished to a high standard, with comfort in mind, providing a lovingly-styled holiday home in a wonderful location, ideal for two to four people keen to soak up the laid-back atmosphere of the town and take in the sights from both the balcony and the garden.
Set over three floors with an open-plan living area on the ground floor, there is a well-equipped kitchenette and a good-sized dining table; perfect for enjoying home-cooked meals while enjoying the views not just during the day, but at night when the lights of Dartmouth are twinkling.
The sitting area has a sofa and chair in front of the feature fireplace with a woodburning stove, making it a good place to relax after a full day out and about, any time of the year.
There are two lovely bedrooms, one on each floor, which are beautifully presented and finished to a high standard, with both bedrooms enjoying fabulous views across Dartmouth to the river and the steam railway.
There is a spacious family bathroom on the first floor, with an over-bath shower.
From the living area, the door opens onto an enclosed decked balcony with full glass balustrades and furniture, making it great for alfresco dining and enjoying the afternoon sun backed by the lovely views of the river and the surrounding area.
There is also a charming lower deck garden area with a bench, table and chairs where you can sit and read a book or just watch the world go by.
The town and riverside are just a 5-minute walk down the hill from the cottage where there are excellent restaurants, interesting boutique shops, and of course all the activities along the waterfront, including sailing and river cruises up the Dart to Greenway, famed as Agatha Christies former holiday home; you can then get fit climbing back up the hill to the cottage, it's steep!
There is a lot to do in Dartmouth, including The Flavel Arts Centre, offering live events, films and exhibitions, and there is a lively programme of events across the year including the Dart Music Festival, Arts & Crafts Weekend, Shakespeare Week, Dartmouth Food Festival, Candlelit Dartmouth at Christmas and of course the famous Dartmouth Regatta in August.

Dartmouth lies on the banks of the beautiful River Dart estuary in the popular and picturesque South Hams area of South Devon. Located within an Area of Outstanding Natural Beauty and close to the coast, Dartmouth is one of the most popular tourist destinations in Devon. It offers a stunning waterfront, ancient narrow streets lined with boutique shops, restaurants and art galleries plus many local events such as the annual Dart Music Festival and the Port of Dartmouth Royal Regatta, along with the Dartmouth Food Festival held every October. There are many interesting cycling and walking routes around Dartmouth, including the South West Coast Path, the Dart Valley Trail and plenty of quiet country lanes. A trip on the Dartmouth Steam Railway through picturesque countryside to Paignton is a must, and so is a boat trip across to Kingswear and on to Brixham, a pretty little harbour town. For those seeking some beach activities, there is a wide choice in the South Hams area such as Blue Flag Award winner Blackpool Sands, and Slapton Sands, both extremely popular and just a stone's throw from Dartmouth.
